SELLER SERVICES

When you choose to work with me, there are many things that I do to sell your home quickly and for the highest possible price. It is important that I understand your needs and motivations, to make the entire process as stress free as possible. It is my goal that you be well informed and have a complete understanding of your options.

PRE SALE …
  • Meet with Sellers to establish motivations, time constraints, preliminary pricing and other requirements
  • Thoroughly inspect the home for specifications, special features, and suggest improvements to maximize value.
  • Research pricing and availability of comparable Active, Pending and Sold properties of similar quality and location.
  • Establish appropriate pricing to provide the greatest benefit to the Seller.
  • Calculate closing costs and estimate Seller's net proceeds.
  • Order Preliminary Title documents. Review Title Report for potential problems or inaccuracies
  • Assist seller in preparing necessary disclosure statements.
  • Order pest control and other inspections as may be necessary
  • Enter the listing information in the Metrolist and Bay East Multiple Listing Services.
  • Create Online Open House, and advertise the property online at:
    • LourenceRanchHomes.com
    • TracyHomeBuyer.com
    • FremontHomeBuyer.com
    • Realtor.com
    • Yahoo Real Estate, and others...
  • Prepare "Lourence Ranch HomeBuyer" flyers describing the property, for handout to Realtors and prospective Buyers.
  • Place sign and Lock Box on the property, with Sellers permission
  • Host Open House for Central Valley Marketing Group Realtors Tour (Thursday)
  • Advertise the property, with photo in local Real Estate Magazine if necessary.
  • Respond to inquires from sign, ads, and Internet. Show the property to qualified Buyers
  • Hold Open House on weekends at the convenience of the Sellers
  • Communicate with Sellers on a regular basis regarding activity, prospective Buyers, and Realtors comments

THE OFFER …

  • If Gary McDaniel procures a buyer, I will qualify the Buyer as being ready, willing and able to complete the terms of any agreement. If that Buyer is successful in reaching an agreement, I will provide all of the services usually given to a Buyer.
  • If another Realtor prepares an offer, I work with the Seller to carefully review all of the terms of the proposed agreement and disclose any problem areas and point out potential benefits to the seller.
  • Negotiate modifications to the Agreement to maximize the benefits to the Seller.
  • Recalculate Sellers costs and net proceeds based on actual contract, if required

TRANSACTION MANAGEMENT …

  • Regularly communicate with Selling Realtor to track the status of financing and other contingencies
  • Keep the seller fully informed of the status, and any issues regarding the transaction.
  • Meet with inspector and appraiser to provide access to Sellers property
  • Carefully monitor the progress of all documentation and disclosures required by law
  • Coordinate the timing of escrow closing to accommodate the Sellers schedule
  • Make advance arrangements for any necessary Sellers rent back

THE CLOSING …

  • Meet with Sellers when all closing documents have been prepared
  • Carefully review all documents for completeness, accuracy, and conformance with the Purchase Agreement
  • Thoroughly describe each document requiring Seller's signature to assure complete understanding
  • Confirm the schedule for recording of all final documents

AFTER CLOSING …

  • Confirm that all last minute details and agreements have been completed.
  • Meet with Sellers to verify their complete satisfaction
