Opportunities for Buyers come in several Flavors. When you're shopping, you need to know how to tell the ripe fruit, from the hard nuts. Here is what you need to know:
Bank Owned Property... (REO)
The Bank is required by regulation to liquidate property. These listings set the bottom of the price range. Homes are often in poor or abused condition, and are sold As-Is. Bank wishes they had accepted a short sale.
Short Sale...
The Seller is working with their lender to negotiate a payoff that is less than what is owed. The bank makes the final decision. It is generally very slow and insecure for the buyer.
Retail Home...
These are Homes not in Foreclosure. The homes are often highly upgraded, in premium locations, carefully maintained, and ready to move in. Well informed sellers have competitively priced their homes to be a good value compared to the above.
Dream Home...
Sellers are dreaming about the good old days and hoping for a dream buyer.
